This cosy end-of-terrace cottage is situated in a quiet country lane on the North Downs Way, on the outskirts of the attractive village of Boughton Lees - rural, though not isolated. The village itself offers a cricket green with a popular pub overlooking it. It is in an Area of Outstanding Natural Beauty with accessible countryside all around - hills, woods, long distance and local footpaths, nature reserves and much more. The cottage is over a hundred years old and retains some of its' original features, such as ceiling beams and pine internal doors. However, it has been comfortably modernised and offers TWO BEDROOMS - a twin and a single. The BATHROOM has a washbasin, toilet, electric shower over the bath, shaver point and heated towel rail. The LOUNGE has a settee, chairs, TV, DVD, books, maps, and a wood-burning stove with logs provided for cool evenings. The KITCHEN-DINER is all-electric with cooker, fridge with small freezing compartment, kettle, toaster, microwave, washing machine, tumble drier and iron. There is a SMALL CONSERVATORY leading from the kitchen to a secluded garden with chairs and a table. There are electric convector heaters in each room for instant heat, and night storage heaters for cold weather. The water is heated by an immersion heater. Bed linen is provided. Telephone for emergencies only. The cottage is ½ a mile from the main road (A28) between Ashford 3½ miles, and Canterbury 11½ miles. The attractive and thriving village of Wye is about 2 miles away on the far side of the A28. Wye has excellent restaurants, a variety of shops including a bakery, small supermarket, Post Office and station. There is a Farm Shop even nearer. Boughton is not well-served by buses, but there is a good train service from Wye (easy parking) which links with Ashford International Station making for easy access to London, and across the Channel by ferry from Dover, and the Channel Tunnel from Folkestone (each about 40 minutes by road). Kent is rich with variety and history - something for everyone -and within easy driving distance are innumerable places of interest including Dover, Canterbury, Leeds Castle, Sissinghurst, Finchcocks Musical Museum, Country Houses, Gardens, Wildlife Parks, Vineyards, RSPB Reserves at Stodmarsh and Dungeness, and many Historic Sites. The whole area is covered with networks of footpaths, and you can walk from the door to Canterbury, Sandwich, Folkestone and Dover. Local areas of interest are Hothfield Common, The Stour Valley Walk, Chilham Castle and lake, the Wye Downs and King's Wood. The North Downs Way passes the door - to the West it leads locally to Westwell and Charing, and to the East as The Pilgrims Way to Godmersham, Chilham and Canterbury. Across the road it leads through Wye to Folkestone and Dover. Excellent Local Produce too! Last minute and Low Season Short Breaks and Longer term Winter Lets by arrangement with owner.
